Come and experience our personal touch, where comfort and cleanliness are our priority.Only a two minute walk from Keswick town centre, Avondale makes the perfect base for walkers and cyclists or those who simply want to enjoy the breathtaking beauty of the Lake District. Take a boat trip on Derwentwater or visit the world renowned, “Theatre by the Lake”, just a short stroll away. Browse for locally made gifts, food and clothing at the bustling town centre market on Thursdays and Saturdays. Visit Keswick’s own intriguing museum down by the River Greta. Sporting enthusiasts can choose from swimming, pony trekking, fishing, bowling, tennis, golf, sailing, cycling and much more. For those with a passion for flowers, Keswick is once again a finalist in both the Cumbria in Bloom and Britain in Bloom competitions. Why not visit us in springtime and enjoy the beauty of the daffodils that inspired Wordsworth’s famous poem.
For music lovers, there’s the Keswick Jazz Festival, held in mid May and featuring leading British and International jazz stars. Keswick is ideally situated for touring this most beautiful corner of England. You can use your car, the local boat service or try a bus tour around the local sites. Best of all, join the thousands of walkers who come throughout the year to enjoy the simple delights of the fells, forests and nature trails. The TV series based on Alfred Wainwright’s walks has made the fells more popular than ever. You can explore these on your own or on one of many guided walks, many of which are free.
After a full day, unwind at one of Keswick’s many restaurants, cafes and bars. There’s something for every taste, from Chinese to Indian, Mexican to Thai, not forgetting the more traditional British foods like Sunday roast with lashings of gravy. Sample the range of locally brewed beers from the Jennings and Keswick breweries. The Keswick Beer Festival in June brings the real ale enthusiasts out in force.
By now you may be feeling ready to relax on one of our comfortable sprung mattresses. All our rooms are en-suite with showers and centrally heated with individual thermostatic controls. For your added comfort, all our beds have oversized duvets. No need to worry about someone hogging the quilt! In addition, each room has its own flat screen TV, radio alarm clock, hairdryer, fan and tea/coffee making facilities with a selection of quality biscuits.
In the morning, enjoy a freshly cooked full English breakfast made with locally sourced products; just the thing to keep you going through the day ahead. Our extensive vegetarian and gluten free alternatives are cooked entirely separately from other products. We also have a buffet style selection of fresh fruit, cereals and fruit juices to choose from. In honour of Robert Southey, the original author of,” The Three Bears”, you may like to try our hot porridge topped with crushed nuts, cream and honey or even have it infused with malt whisky. There is also our delicious home made muesli to try. Served cold or hot; you’re sure to love it. We will happily cater for special dietary needs,(for example Coeliac, Diabetic, Vegetarian), if you let us know in advance. If you’d like your thermos flask filled with fresh tea or coffee, please ask.
There is a comfortable lounge on the ground floor with a variety of games, books and magazines to keep you occupied or if you’d prefer, just chat. Guests have their own keys and are free to come and go as they please. Regrettably we are unable to accommodate children below 12yrs of age.

We look forward to welcoming you to Avondale and hope you have a safe and pleasant journey to Keswick. If you're travelling on the M6 motorway, the best approach to Keswick is via the A66 from Penrith leading to the A591 Penrith Rd. As you enter Keswick, the River Greta is on your right hand side. Just after the green metal arched walkway bridge that crosses the river, turn first left. It's a sharp left, (almost turning back on yourself), the Cumbrian Cottages shop should be on your right. We are about 100m along the road on the right hand side.
If you are coming by public transport and are making your way to us on foot; walk up the Main St, keeping the Moot Hall on your right. At the top of Main St, at the Keswick Lodge corner, turn left and continue to the Cumbrian Cottages shop on the right hand side. We are 100m along this street on the right.
